Your Conveyancer’s Residential Property Fees for clients contacting us directly. All fees and any additional outlays will be fully listed in the terms of business letter sent to you at the start of any transaction.

The following is a general guide to the fees and outlays for an average sale and purchase transaction:

Sale of a residential property

Our fees cover all of the work required to complete the sale of your current property, dealing with your offer and subsequent missives, ordering searches, repaying any secured loans and registering any deeds at Registers of Scotland and paying any funds to you.

  • Property Search fees £160 plus £54 for coal authority report if required
  • Registers of Scotland – fee for registering each Discharge £70
  • Advance notice registration fee for Disposition £20
  • Electronic money transfer fee each £45+VAT* = £54

Outlays are costs related to your matter that are payable to third parties, such as Registers of Scotland and Search Companies. We handle the payment of the outlays on your behalf to ensure a smoother process. We do not set the price of these outlays and these third parties may change their prices.

Purchase of a residential property

Our fees cover all of the work required to complete the purchase of your current property, dealing with any offers and subsequent missives, examining title deeds and searches and raising necessary observations, dealing with all funding from you, liaising with any mortgage company, drafting relevant security documents and ordering loan funds and registering any deeds at Registers of Scotland.

  • Electronic money transfer fee each £45+VAT* = £54

Estimated total: £1098 plus LBTT and registration dues for disposition. House bought for £100,000 would have £0 LBTT and registration dues for disposition would be £130 on top of the estimated total.
